In commercial real estate, a place is not measured by how it looks on opening day. It is measured by how many people still need it years later. So every decision we make begins with one question: why does this place exist, and who needs it?
We reverse the usual order
In Egypt’s commercial market, too many projects start with available land and then look for a concept to justify it. We start with the need. We understand the demand. Then we find the land that serves it.
The five questions
- Before we buy land, we ask: why this land?
- Before we choose a use, we ask: who needs it?
- Before we set the mix, we ask: what does demand say?
- Before we make a promise, we ask: what can we prove?
- Before we design for the future, we ask: why will this still be right?
A project that cannot answer these questions does not move forward. Design is the result of research, not a substitute for it.
